BELGRADE, SERBIA—Starwood Hotels & Resorts Worldwide, Inc. and Hilton Worldwide have signed agreements for separate hotel projects to be developed here.
Hilton Worldwide has signed a management agreement with Belaga Management Company D.O.O. The agreement paves the way for a 242-key Hilton hotel in Serbia’s capital city here, which is expected to open in 2018. Starwood Hotels & Resorts Worldwide, Inc. has signed The St. Regis Belgrade and The Residences at The St. Regis Belgrade, a development project slated to open in 2019.
“Growing our presence in city destinations in Southeastern Europe has formed a significant part of our regional growth strategy, as Hilton Belgrade joins Hilton Worldwide hotels trading or in development in approximately 30 European capitals,” said Patrick Fitzgibbon, SVP of development, EMEA, Hilton Worldwide.
Historic Belgrade is seeing its fledgling art and cultural scene bring the city into renewed spotlight, making it an increasingly popular leisure destination, with direct connections to many European and Middle Eastern cities, according to Hilton. The new-build seven-story Hilton Belgrade will be located in the city’s Old town and in close proximity to major sights such as Square Slavija, St. Mark’s Church, the National Museum, Republic Square (Trg Republike) and the National Theatre. Also nearby will be government offices, financial institutions and major corporate offices.
Amenities at the Hilton property will include a restaurant and bar on the ground floor and a rooftop drinking and dining space, as well as the fitness club, thermal facilities, executive lounge and retail space. Conferences and events facilities will include over 10,000 sq. ft. of meeting space, including pre-function facilities, a ballroom and several large function rooms.
Owned by Belgrade Waterfront LLC, the 125-room St. Regis property will feature 220 branded residences in Kula Belgrade, the country’s mixed-use tower that will form the centerpiece of the new Belgrade Waterfront development.

The St. Regis Belgrade will occupy the first nine floors of Kula Belgrade and will offer 125 rooms and suites looking out to the city or River Sava. The hotel will feature a destination restaurant at the top of the tower with views of the city; an all-day dining venue; and the St. Regis Bar, inspired by the iconic King Cole Bar at The St. Regis New York. Facilities will include a spa, pool, gymnasium, and a meeting space. The St. Regis Butler Service is also available.
More than 550 ft. tall and overlooking the Sava River and Kalemegdan Fortress, Kula Belgrade (Belgrade Tower in English) will set an architectural benchmark for property developers in the region, according to St. Regis. Designed by Skidmore, Owings & Merrill Global, Kula Belgrade will feature an observation deck at the top of the tower. The landmark building will feature 220 St. Regis branded residences ranging from 750 to 1700 sq. ft. spread across the 14th and 39th floors. Residents will have access to the services and amenities at The St. Regis Belgrade.

Situated along the Sava River, Belgrade Waterfront will feature commercial hubs, hotels, educational institutions, health care amenities, a 1.1 mile long public waterfront and parks featuring leisure attractions. The master planned community will also feature W Belgrade and The Residences at W Belgrade, which are scheduled to open in 2019.
